We offer a service to manage the energy efficiency certificate for the seller of a property. This is essential to simplify a necessary procedure in the sale of properties, while also improving the value and competitiveness of the property in the market, thus providing added value to buyers.


Since June 1, 2013, all properties in Spain for sale, or for rent for 4 months or more, must have an energy efficiency certificate. The purpose of the certificate is to establish the energy efficiency of a home or commercial space.

The purpose is to reduce energy consumption and pollution. Recommendations on how to reduce current expenses and increase overall efficiency will be included in the report. These inspections will be carried out by certified technicians, architects or industrial engineers.

Using a scale similar to the classification of appliances, inspectors will look at insulation, water, electricity and gas installations. Using a scale, they will classify the building and as a result, recommendations will be made on how it could be made more energy efficient.

This Energy Efficiency Certificate is Mandatory

For all purchase-sales of homes, as well as their rentals. Energy Efficiency Certificate 3904 Royal Decree 235/2013, of April 5, approving the basic procedure for the certification of buildings.


  • The certificate will be valid for ten years

  • Properties rented for more than 4 months will require a certificate

  • Buildings will be rated from A to G (with 'A' being the most efficient and 'G' the least)

  • Failure to comply will result in fines

  • Sellers and landlords who rent will be responsible for obtaining a certificate
